Last night (December 2nd) I hosted Peter Jarman on an Annual event for Real Estate Investors called 12 Days Gifts for Real Estate Investors.
This is my 3rd year hosting the event where we invite 12 speakers from Real Estate Investing community to share their expertise with the audience.
Peter is a Partner and Chief Operating Officer at Axcess Capital Advisors.
They represent some of Canada's largest REITs and Real Estate funds.

You may not have heard of Peter.
Yet, you may have benefited from what he created years ago.
It's a powerful tool many Canadian real estate investors use today.
Peter co-created the way we do secure private lending mortgages.
Just like not many people know who is the person first created the Website, yet, we're grateful for whoever that person is, we get to benefit from the impact of what Websites bring to our lives.
By the way, the first Website was invented by a British scientist, Tim Berners-Lee.

One thing Peter presented was on how smaller mom and pop investors could benefit learning from the big players like a REIT.
He shared an example of how a major REIT is bullish in the markets they operate in, with a lot of investments in Western Canada such as Alberta:
"[If] it meets the criteria, they're closing in 21 days, no conditions. So that tells you if an asset manager that's that big and has that much research is being that aggressive, that it's probably good time in those markets to be investing ourselves"
As smaller investors, we can leverage this insight and "piggyback" on the big REITs research and analysis.
Of course, it doesn't mean we skip due diligence, but it's a huge validation when we know the big players are giving us the green light to invest in those same markets.

Peter talked about some of the markets the big REITs are investing today.
What he didn't talk about is the process or "method" big REITs use to qualify real estate properties / projects to invest.
That's what I will be speaking on.
